We are pleased to share that works on the project continue to progress steadily and in line with the planned schedule. During the reporting period, the focus has been on advancing the building’s technical infrastructure and preparing for the next stages of interior finishing.
Significant progress has been made in the underground garage, where preparations are underway for the installation of all key building systems, including water supply and drainage, electrical networks, ventilation and smoke extraction, and fire safety systems. At the same time, procurement of the vehicle lift is progressing, bringing an important element of the building’s future functionality one step closer to completion.
Across the residential floors, extensive installation works have continued, covering electrical, heating, water supply, and drainage systems. Floor screed works have now been completed on approximately 80% of the total residential area, marking another important milestone in the construction process and paving the way for the next phases of interior works.
In parallel, considerable effort is being dedicated to the selection and procurement of high-quality finishing materials and interior elements, including ceramic tiles, sanitary ware, parquet flooring, interior doors, and other carefully chosen details that will contribute to the overall comfort, quality, and character of the future homes.
Behind the scenes, our teams remain focused on the careful coordination of all contractors and construction activities, ensuring that every stage of the project is delivered with the attention to detail, quality standards, and professionalism that our customers expect. Over the past three months, construction activities have progressed in line with the planned project schedule, with a strong focus on advancing finishing works and MEP installation phases.
At the underground garage levels, masonry and plastering works within the common and technical areas have been successfully completed, significantly increasing the readiness of these spaces for the subsequent fit-out stages.
On the residential floors, drywall partitioning and lining works were carried out in parallel with the installation of heating systems, acoustic floor insulation, and screed application works, particularly across the 1st and 2nd floors. At the same time, activities on the upper residential levels continued through wall preparation works and the execution of mechanical and electrical installation systems.
On the 5th floor, electrical rough-in installations within the residential units were completed alongside plastering and drywall works, creating the necessary conditions for the continuation of final interior finishing activities.
Throughout the reporting period, regular site organization and housekeeping operations were continuously maintained, including ongoing preparation of work zones and coordination of subcontractor activities, ensuring stable project progress in accordance with the overall construction schedule.

Works on the masonry of internal walls and partitions are being carried out. Installation of internal water supply and sewage pipes is ongoing, as well as routing of electrical cables within the apartments. Installation systems in bathrooms have been started. Finishing works on plastering of walls and ceilings are in progress.
Works on the installation of thermal insulation and the load-bearing roof structure have been completed. Production of aluminum window and door systems has been initiated at the factory.

During the month of January, despite New Year and religious holidays, as well as snowfall present throughout a significant part of the period, construction works on the building progressed without interruption and in accordance with the planned schedule.
Masonry works were completed on almost the entire fourth floor, while parapet walls were constructed on the recessed floor, along with the parapet upstand on the roof slab. Electrical installation works commenced, with installations fully completed on the first and second floors. Sewer risers were installed up to the level of the recessed floor, as well as vertical water supply installations. On the first floor, the complete water supply installation was finalized, together with the under-ceiling sewer distribution. On the roof slab, timber protection was carried out, the complete wooden roof structure with formed roof slopes was installed, and preparations were made for the installation of thermal insulation and other necessary works for roofing the building.

On December 15, electrical installation works for both low- and high-voltage systems commenced, including in-apartment cabling on the first floor. At the same time, the installation of the sewage system also began on the first floor.
All works are progressing in accordance with the planned schedule, with continuous professional supervision and ongoing quality control of the installed materials.

During November, all works related to the construction of the reinforced concrete structure were successfully completed, including all required structural details, marking the conclusion of one of the project’s key phases.
Following the commencement of masonry works in October, November saw a strengthened focus on this segment. By the end of the month, masonry works on the retail level, gallery level, and first floor were completed, while construction of the masonry walls on the second floor has commenced.
Special attention is dedicated to environmental protection, with strictly controlled procedures for the handling, movement, and disposal of construction waste, as well as the application of environmentally responsible practices on site. At the same time, utmost care is taken to ensure the quality of both workmanship and materials implemented throughout the project, securing long-term durability and reliability.

The elevator shafts for passenger lifts and the staircase cores were also fully concreted.

In August, the ground floor slab (at elevation ±0.00) was completed, with all required reinforcement, penetrations, and openings. Subsequently, all vertical columns and walls for the gallery slab were executed, along with the gallery slab itself.
In parallel, above-ground works progressed on the ramps providing access to the car lift level and level -1 for parking spaces, in accordance with the revised project documentation for the descent ramps and the prevention of surface water infiltration into the underground floors.

From May 1, the installation of a crane for the needs of the construction site began, in order to increase the speed of the works, immediately after that work was done on leveling the lower level of the foundation slab with the creation of an embankment and compaction of the subsoil to obtain the necessary compaction, the creation of a layer of lean concrete, the creation of a physical hydro-barrier, installation of reinforcement and concreting of the foundation slab 05.09.2025. After the construction of the foundation slab, the formwork for the perimeter structural walls and partition walls and columns at the -3 level was made, with the construction of the elevator shaft and stairs, concreting and preparation for the concreting of the floor at -2, the slab was concreted on 26.05.2025. All the concrete that has been installed has extremely good waterproofing and the production of the formwork for the elevator shaft and the staircase and the perimeter walls of the building has started.

The construction work on the Signature Zvečanska project continued in January 2025
The preparation of the gravel foundation for the drilling rig was completed. The necessary equipment and materials were delivered: drilling rig, reinforcement cages for the piles.
Work began on constructing the pit protection structure – installing bored piles with a diameter of 400 mm around the perimeter of the building. Currently, 50% of the piles have been completed.

The demolition of existing buildings on the project has been completed, the area has been cleared, and all construction waste has been sorted and transported to specialized landfills for waste disposal. Additionally, preparatory works have been carried out: the construction site perimeter has been fenced, a temporary workers' settlement has been organized, and temporary power and water supply systems for the construction site have been installed.
